If you've never had your air conditioning unit deep cleaned, you're probably breathing dirtier air than you think — even if you clean the filter regularly.

Filter Cleaning vs. Deep Cleaning: What's the Difference?

Wiping or rinsing your filter is a great habit, and I always recommend doing it every few weeks during heavy use. But the filter only catches what's on the surface. Behind it, inside the unit, a lot more builds up over time:

  • Dust and pollen trapped in the evaporator coil fins

  • Mould and bacteria growing in the condensate drain and drip tray, especially in humid coastal climates like ours here on the Costa Blanca

  • Biofilm — a slimy layer of bacteria — coating the blower fan blades

  • Musty odours caused by moisture sitting inside the unit between uses

None of this gets touched by a simple filter rinse. It just keeps building, season after season.

Why It Matters

A dirty AC unit isn't just an air quality issue — it affects performance too:

  1. Reduced airflow — a clogged coil or dirty fan forces the unit to work harder to push out the same amount of cool air

  2. Higher energy bills — the harder your AC works, the more electricity it uses

  3. Musty smells — that "stale" smell when you first turn on the AC each season is almost always mould or bacteria buildup

  4. Shorter lifespan — dirt and grime put extra strain on components, leading to more repairs and a shorter working life for the unit

What a Proper Deep Clean Involves

When I do a deep clean, I don't just spray and wipe. The process includes:

  • Removing and thoroughly washing the filter

  • Cleaning the evaporator coil and fins

  • Cleaning and flushing the condensate drain line to prevent leaks and blockages

  • Cleaning the blower fan blades, where biofilm builds up the most

  • Sanitising the interior of the unit to eliminate mould, bacteria, and odours

  • Checking the outdoor condenser unit for dirt, debris, or blockages affecting airflow

For most homes on the Costa Blanca — especially with the humidity and near-constant summer use — I recommend a deep clean once a year, ideally in spring before the heavy summer season starts. If your unit is used year-round or you have allergies in the household, twice a year is even better.
